Works package included masonry fabric repairs, overhaul/repair of Upvc and Crittal style window frames, masonry restoration and full redecoration, masonry crack repairs, leak detection and new waterproofing to existing walkways and upper flat roof areas.

Case Study: Comprehensive Contract Administration and Principal Designer Role
We delivered full Contract Administration and Principal Designer services under CDM Regs 2015 for a phased external refurbishment, ensuring meticulous planning, compliance, and quality control throughout the process.
Initial Building Inspection: Conducted an initial building inspection to formulate a CAPEX-style planned maintenance report, facilitating future budget planning and phasing of external works. Reported findings and recommendations to the client.
Specification Writing: Prepared detailed specifications, issued them for tender, and provided a comprehensive tender report on costs with recommendations.
Stakeholder Liaison: Coordinated with tenants, residents, clients, and contractors to ensure smooth communication and project progress.
Access and Over-Sail Management: Addressed issues related to access and over-sail onto neighboring properties.
Contract Administration: Oversaw the project as the Contract Administrator, monitoring the progress and quality of works through weekly inspections and monthly progress meetings. Managed site processes and valuations effectively.
CDM Regulations Compliance: Ensured compliance with CDM Regulations 2015, fulfilling the role of Principal Designer to maintain high standards of health and safety.
